A historic 8,000 sf foot existing pie factory was converted into a mixed use, residential apartment and office suite building.

There are three apartments, two have direct entry thru a dedicated stair and elevator. Each tenant has dedicated parking in an enclosed secure garage.

Design challenges included shepparding the design though CAR and the federal and state tax credit programs.

This project was masterplanned, designed, project managed, and overseen thru construction by Mario DiMarco while working for Cornerstone Architects.

A 2 story 50,000 sf MOB in the North Suffolk area of Virginia design for professional medical offices, treatment  and imaging facilities.

This project was masterplanned, designed, project managed, and overseen thru construction by Mario DiMarco while working for Cornerstone Architects.

The design had to meet specific urban design design requirements for this planned community.

Pouncey Tract Veterinary Clinic

An Award winning design of a 6,000 sf clinic near the bustling Short Pump area in Henrico County. This project was masterplanned, designed, project managed, and overseen thru construction by Mario DiMarco while working for Cornerstone Architects.

The design features a welcoming front desk and vaulted entry lobby for this no-wait concept patient care clinic. This area also has a retail area and cat adoption area. 

The plan consists of 6 exam rooms, 3 treatment stations, a lab, a pharmacy, one surgical suite, and a dedicated imaging area, There is a cat den and dog run for overnight stays. Administrative areas are located on the second floor.

The site has a storm retention pond that has been elevated to a community design feature for the residential area it resides in, and is also a haven for wildlife. There is a walking path surrounding the water feature to walk the dogs recovering from treatment.

Clinton Porch Renovation

This porch addition is the perfect addition to a walkable street in a friendly neighborhood. Made of clear cedar framing, and ipe hardwood deck and guardrail the materials showcase their natural beauty with an oil finish. 

The “pergola” styled porch has an integrated and automated copper irrigation system for hanging baskets off the main front brackets.

Features include flexible floor plan modules, expansive views, cafeteria, green roof for staff , and skylit assembly area.

Aquaculture Facility

Aquaculture Facility

This project was a feasibility for the appropriateness of a new manufacturing facility site. The site features, site constraints, topography, orientation, and the building floor zoning plan to orient the facility in the best position for functional efficiency and to provide a view and nature experience for its staff.

A feasibility study for a massive multi-phase fish farm, greenhouse, processing facility, and organic fertilizer facility. The structure is a concrete frame and shell made with Polycrete ICF. The roof is a pneumatic structure to cover a large column free space for a greenhouse where fish food would be produced.

Every living room has a double height space with loft and catwalk. The main stair is industrial styled open riser and steel frame.

The views are some of the most dramatic Richmond has to offer. Located at a the foot of a park which is a main entry point to the James River Park System.

A single family home done in the modern tudor minimalist style. 

Features a double height living and dining room, a master bedroom suite on the ground floor, a study and den on the second floor, and two bedrooms with private bathrooms. 

The front facade is painted brick, the main house is painted cement siding, and the roof is metal standing seam. The interior consists of architectural steel stair, ornamental steel supports, and a polished concrete slab floor.

The house sits on the top of a knoll  and situated far from the road.  There is an outside patio and garden, and car port with alley access.
